Remarks: 1. The properties are leased on “as-is” condition. Tenants are required to accept the properties in such state and condition as existing on the date on which possession of the properties is given. Prospective tenants are therefore advised to inspect the properties carefully before submitting the rental offers. 2. The properties are generally leased for a fixed term of two years. However, please note the relevant early termination clause which enables the tenant or the landlord to give 3-months' notice to the other party to terminate the tenancy after the initial 12-month period, i.e., minimum lease term is 15 months. 3. There is no guarantee that the tenancy will be renewed or extended upon its natural expiry. 4. Tenant is required to keep all the interior of the property in good tenantable and proper repair condition (fair wear and tear excepted). This includes the installations, fixtures and fittings provided or affixed to the premises by the landlord at the commencement of or during the term of the tenancy including, but not limited to, all doors, windows and electric wiring installations. 5. The tenant is required to observe the provisions of the DMC (for FSI owned properties or the house rules (for HKSAR Government owned properties) throughout the term of his tenancy. 6. Prospective tenant is strongly advised to peruse the sample tenancy agreement which it is available from the appointed leasing agents before submitting his rental offer. 7. For corporate tenants, its director is required to provide personal guarantee. |
